An appraisal consultation allows a property owner, buyer, seller, agent, attorney, or other interested party to draw upon the knowledge of a valuation professional without necessarily requiring a traditional mortgage appraisal. The scope can be as simple as answering a specific valuation question or as involved as analyzing a complex property or market issue.

It isn’t always about producing an appraisal report. Sometimes it’s about knowing which question needs to be asked before an expensive mistake is made.

A real-world example

The $815,000 measurement.

In September 2026, Dorman Appraisal Group was engaged to verify the square footage of a high-value residential listing. The property’s reported Gross Living Area (GLA) was based on public-record data that did not account for an addition that had been made to the home.

After professionally measuring the property, we determined that the home contained 1,511 square feet more GLA than reflected in the public records.

Why did that matter?

The property was being marketed at approximately $539.50 per square foot. At that rate, the additional 1,511 square feet represented approximately $815,000 in potential value exposure.

A relatively small investment in professional measurement helped identify a discrepancy that could have had enormous financial implications. That’s valuation consultation.
